Halifax is the deep-water gateway between Canada and Europe. The Port of Halifax — comprising the Halterm South End Container Terminal and the Fairview Cove terminal — is one of the few ports on the North American east coast capable of handling the largest post-Panamax container vessels, with direct service to Northern Europe, the Mediterranean, and the Far East via the Suez Canal. The port handled 509,273 TEUs in 2024 and roughly 9.6 million tonnes of total cargo, and the associated demand for container staging, chassis pools, trailer drops, and cross-haul drayage yards is the structural anchor of the regional industrial market.
Burnside Industrial Park in Dartmouth — approximately 3,400 acres combined with the adjacent City of Lakes Business Park — is the largest industrial park north of Boston and east of Montreal, home to nearly 2,000 enterprises and about 30,000 employees. Burnside hosts the densest concentration of 3PL operators, distribution centres, Atlantic-region wholesalers, and trucking operators in the region, and the associated overflow demand for trailer parking, container staging, and equipment yards is continuous. Highway 111 (the Circumferential) connects Burnside directly to the port, the Halifax Stanfield International Airport, and Highway 102 north to the Trans-Canada corridor. Highway 103 runs south to the South Shore, and Highway 101 west to the Annapolis Valley.
Industrial demand is anchored by three primary sources. Port-and-3PL freight, concentrated in Burnside and the port-adjacent submarkets, drives the largest share. Defence and federal-government logistics — Halifax is home to CFB Halifax and the Canadian Atlantic Fleet — generate continuous fleet-yard and equipment-laydown demand. Atlantic-region retail and grocery distribution (Sobeys is headquartered in nearby Stellarton; Loblaws, Costco, and the major retailers all operate Atlantic distribution centres in or near Halifax) anchors the consumer-goods demand layer. Land in the core Halifax/Dartmouth submarkets is constrained, but the rural municipalities and the broader Atlantic region offer overflow at materially more affordable rates.
