The Calgary IOS market

Calgary is the largest industrial market in Western Canada — approximately 180–200 million square feet of inventory and one of the fastest-growing major industrial markets in the country through 2024–2025, with roughly 4 million square feet of new supply delivered in 2024 alone. The market is anchored by the Stoney Trail ring road, a fully circumnavigating freeway that connects every industrial submarket without forcing traffic through the city core. The Northeast industrial quadrant — running from Sunridge through Saddleridge to Balzac and Rocky View County — is the highest-velocity IOS submarket in the region, with trailer-parking, container, and 3PL demand pulling overflow from the QEII corridor.

Calgary's industrial demand has historically been anchored by energy services. The oil-and-gas headquarters cluster downtown generates a continuous demand base for laydown yards, drilling-equipment staging, and over-dimensional-load yards in the south industrial submarkets (Foothills Industrial, Highfield, Manchester). The post-2020 diversification of the Calgary economy — film production, tech and software, food manufacturing — has added a 3PL and consumer-goods distribution demand layer that did not exist a decade ago. Amazon's CYYC delivery network, Walmart's distribution operations, and Costco's regional warehouse anchor the consumer-goods demand.

Land supply is the constraint. Calgary's industrial vacancy ran in the low-4% range through 2024 and into Q1 2025 (4.34% Q1 2025 per Colliers) — historically tight by long-run standards even as some softening emerged with new supply deliveries. The rural-municipality boundary makes industrial-zoned land scarce within trucking range of the city, and Rocky View County and Foothills County have absorbed the overflow but at increasing distance from core demand. The IOS market is structurally tight, and operators are leasing satellite yards in Airdrie and Balzac as a hedge against further compression.
